For many Filipino-Chinese families, a home in Kuala Lumpur is not a holiday purchase — it is a foothold for the next generation. The Malaysia My Second Home programme is the door that makes it possible, and understanding it well is the first act of a long, considered decision.
The Malaysia My Second Home Programme — MM2H — is a long-term social visit pass that lets foreigners reside in Malaysia on a renewable, multiple-entry basis. It is not permanent residency, and it is not citizenship. It is, more quietly, permission to belong here for years at a time: to keep a home, enrol children in school, seek medical care, and come and go without the friction of short-stay visas.
Malaysia's appeal to Filipino families is easy to understand — quality residences and international schools, respected private healthcare, a familiar multilingual culture, and a cost of living that leaves more room for the things that matter. For families already thinking in generations, it is a place where wealth can be held and enjoyed rather than merely parked.
The Four Tiers 四个类别
Since its 2024 revision, MM2H is organised into four tiers. Each pairs a fixed deposit placed with a Malaysian bank against a minimum property purchase — the deposit demonstrates commitment, and a portion may later be withdrawn toward that property, education, medical, or tourism within Malaysia.
| Tier | Fixed Deposit | Min. Property | Visa Term |
|---|---|---|---|
| Silver | USD 150,000 | MYR 600,000 | 5 years |
| Gold | USD 500,000 | MYR 1,000,000 | 15 years |
| Platinum | USD 1,000,000 | MYR 2,000,000 | 20 years |
| SEZ / SFZ | from USD 32,000 | T&C apply | 10 years |
All tiers welcome dependents — spouse, children, and parents or parents-in-law — so a single application can shelter three generations under one roof. The Platinum tier alone permits its holder to work or run a business in Malaysia and to bring domestic help; the SEZ/SFZ route, tied to the special economic and financial zones, opens the programme to applicants from age 21 at a markedly lower deposit.
What the Numbers Ask of You 您需要准备
Beyond the deposit and property, each tier carries a participation fee and application cost, and applicants under 50 are asked to spend at least 90 cumulative days a year in Malaysia — a gentle requirement for a family genuinely making the country a second home. Those aged 50 and above are not held to it.
This is where the choice of tier and the choice of home become one conversation. A Silver applicant meeting the MYR 600,000 floor and a Platinum family seeking a legacy residence are making very different decisions — and both deserve advice grounded in what the family actually needs, not what is easiest to sell.
We walk Filipino-Chinese families through this quietly and in full — in Filipino, English, Mandarin, or Cantonese — from choosing a tier to selecting an address worth holding for a generation. When you are ready, the conversation begins with a private consultation.
This guide is for general information and reflects publicly available MM2H requirements as of 2026; programme terms are set by the Malaysian government and may change. Fixed-deposit and fee figures are indicative and subject to the official framework at the time of application. It is not legal, immigration, or financial advice. We would be glad to help you verify the current requirements for your family's specific situation.
